Role Overview
The Maintenance Supervisor will lead and manage the maintenance team, ensuring high-quality service delivery across all properties. This role involves strategic planning, team development, operational efficiency, financial oversight, and client relationship management.

Key Responsibilities
Operational Leadership
  • Oversee daily maintenance operations, ensuring timely completion of service requests with a target of resolving all work orders within 7 days. 
  • Ensuring after hour emergency maintenance operations, ensuring tech to be on site within 1 hour.  
  • Implement and monitor team utilization rates, aiming for a minimum standard of 90% billable hours.
  • Streamline backend billing processes to improve accuracy and reduce processing time.
Financial Management
  • Analyze and understand market conditions, including pricing and payroll trends.
  • Maintain labor cost percentages within industry standards, ensuring labor costs do not exceed 30% of the total service cost.
  • Obtain multiple bids for projects when necessary and manage projects from inception to completion within budget constraints.
Project Management
  •  Define project scope, objectives, and deliverables in collaboration with stakeholder
  • Create and manage project documentation, including schedules, plans, and reports.
  • Coordinate and communicate with stakeholders, team members, and vendors.
  • Monitor project progress and make adjustments as needed to meet goals.
  • Identify potential risks and develop mitigation strategies.
  • Ensure project deliverables meet quality standards and stakeholder expectations.
  • Conduct regular reviews and implement feedback into project processes.
  • Provide regular status updates to stakeholders and senior management
  • Prepare and present detailed project reports and documentation.
 
Team Development
  • Coach and support the maintenance team, fostering a culture of continuous improvement and professional growth.
  • Conduct regular performance evaluations, providing constructive feedback and development plans.
  • Coordinate training programs to enhance team skills and knowledge.
Client and Stakeholder Engagement
  • Upsell additional services to managers and clients by identifying opportunities that add value to their properties.
  • Cultivate and maintain positive relationships with business partners, service providers, and clients.
  • Collaborate with other departments and leadership to align maintenance strategies with company goals.

Qualifications
  • Proven experience in maintenance supervision or a similar leadership role.
  • Strong understanding of property maintenance operations and industry standards.
  • Excellent communication, organizational, and leadership skills.
  • Ability to analyze financial data and market trends to inform decision-making.
  • Proficiency in using maintenance management software and tools.
  • Valid driver's license and ability to travel within Ohio as needed.

Preferred Qualifications
  • Experience in property management or working with condominiums and HOAs.
  • Knowledge of CAI standards and best practices.
  • Certifications in relevant maintenance or safety fields.
