Job Summary
We are seeking a dependable and hands-on Maintenance Supervisor to join our team. This role is responsible for overseeing and actively participating in day-to-day maintenance operations for both commercial and residential properties. The Maintenance Supervisor works closely alongside maintenance technicians, ensures work orders are completed efficiently and to standard, and coordinates with vendors to maintain properties in safe, functional condition. The ideal candidate is organized, technically skilled, and effective at vendor negotiation and team leadership.

Responsibilities
- Supervise and work alongside maintenance technicians on daily maintenance and repair tasks
- Oversee and manage commercial and residential maintenance work orders from start to completion
- Assign, prioritize, and track work orders to ensure timely and cost-effective completion
- Perform hands-on maintenance and repairs as needed
- Coordinate, schedule, and negotiate with external vendors and contractors
- Obtain quotes, approve invoices, and monitor vendor performance
- Ensure all maintenance work complies with safety regulations and building codes
- Conduct routine property inspections and identify preventative maintenance needs
- Maintain accurate records, schedules, and maintenance documentation
- Monitor maintenance budgets and control costs
- Communicate status updates and issues to management
- Identify potential issues and proactively implement solutions
Qualifications
- Previous experience as a Maintenance Supervisor or in a similar maintenance leadership role
- Strong knowledge of building systems, maintenance methods, and general repairs
- Experience with both commercial and residential properties preferred
- Proven ability to supervise staff while maintaining a hands-on work approach
- Strong organizational, time management, and problem-solving skills
- Experience negotiating with vendors and managing service contracts
- Proficient in work order systems, Microsoft Excel, and basic maintenance software
- Ability to prioritize tasks and manage multiple work orders simultaneously
Compensation: $25.00 - $30.00 per hour
