JOB SUMMARY:

Responsible for managing permitting and due diligence activities at the direction of the Pre-Construction Manager and Design Manager, including organizing, prioritizing, and delegating project assignments, and preparing weekly and monthly status reports. This position coordinates all communications related to direct contact with customers and city/county officials, manages the daily preparation and submission of permit applications, and coordinates fee payments with the CFO. The coordinator will interact regularly with city/county permitting departments and other authorities having jurisdiction (AHJ) with the primary objective of obtaining permits and entitlements in a timely and compliant manner.
 
 SUPERVISION RECEIVED AND EXERCISED
  • Receives general direction from the Pre-Construction Manager and Design Manager.
  • Monitors progress of permitting activities by Citadel Development Services.

EXAMPLES OF DUTIES:

Duties and responsibilities include, but are not limited to, the following:
 
  • At the direction of the Pre-Construction Manager and the Design Manager, conducts permitting activities such as TDLR submissions and county or municipality permitting, including obtaining Utility Letters, complying with drainage district permitting or entitlement requirements, checking pending applications for completeness and compliance with applicable state and local requirements, and performing other related activities.
  • At the direction of the Pre-Construction Manager, order due diligence items such as surveys, Phase I Environmental Reports, Geotechnical Reports, and other applicable third-party reports.
  • Establish and maintain deadlines for due diligence deliverables; track receipt and file completed reports accordingly.
  • With assistance from the Pre-Construction Manager, apply for electrical power service for new construction projects.
  • Direct and monitor payment of applicable fees by coordinating with the CFO.
  • Maintain accurate and organized records related to permitting activities, due diligence files, and project correspondence.
  • Performs other duties as assigned.

Ability to:
 
  • Work independently as a self-starter; this is a remote position requiring strong personal discipline and time management.
  • Have a dependable internet connection.
  • Learn Smartsheet software.
  • Prioritize and delegate tasks and assignments.
  • Operate a desktop computer, scanner, thumb drive data transfers, and emails.
  • Communicate clearly and concisely, both orally and in writing.
  • Understand and follow written and oral instructions.
  • Provide tactful and appropriate responses to inquiries and directions from co-workers, clients, and government officials.
  • Establish and maintain cooperative-working relationships with those contacted in the course of work.
  • Avoid any conflict or appearance of a conflict of interest in the performance of duties and responsibilities.
  • Prioritize work and perform multiple tasks.
  • Research methods to comply with building code and ordinance permitting questions.
