Key Responsibilities:  Must have valid drivers license

Property Securing: Change locks, install HUD-approved padlocks, and board up broken windows or doors to prevent trespassing and vandalism. 

Exterior Maintenance: Perform lawn care, weed control, hedge trimming, and yard waste or debris removal. 

Winterization: Drain plumbing systems and add antifreeze to prevent frozen and burst pipes during cold months. 

Cleanouts and Debris Removal: Remove personal property, trash, and hazardous materials left behind to put the home in "conveyance condition". 

 

Minor Repairs: Fix roof leaks, repair drywall, or handle basic handiwork to stop property deterioration. 

Required Skills and Qualifications

Tools and Equipment: Access to standard hand tools, a lawnmower, a weed trimmer, a ladder, and a smartphone for photo documentation.

Transportation: A reliable vehicle (such as a truck or van) capable of carrying tools, trash, and equipment.

Attention to Detail: Strict adherence to investor guidelines, local housing codes, and strict completion deadlines.

Physical Ability: Capability to lift heavy items, stand for long periods, and work outdoors in diverse weather conditions. [1, 4]
