The Project Managers position is responsible for providing the established sales volume as assigned by the company in a manner that meets or exceeds divisional objectives. This position is responsible for estimating projects received from intakes and or personal solicitation. It is the Project Managers responsibility to sell projects and work closely with the Business Development Coordinator. The Project Manager is the leader of the team. They are essentially the CEO of this business unit. The Project Manager is responsible for utilizing the resources of the team to assure that all projects are completed on-time and on-budget as well as the customer’s satisfaction with the project.

  

Essential Duties & Responsibilities:

  1. Sales and Marketing Responsibilities: 
    1. Undertaking daily marketing activities in order to promote the company and maintain a steady supply of new work
    2. Provide Business Development Coordinator with contacts, clients, and leads to market for future business 
      1. Meeting adjusters on jobs
      2. Delivering estimates and final billings
      3. Sports/Golf outings
      4. Lunches
      5. Industry meetings
    3. Project Estimating and Sales 
      1. Provide timely estimates on all new jobs per the following guidelines: 
        1. 24 hours on all jobs under $15,000
        2. 48 hours on all jobs between $15,000 and $25,000
        3. 72 hours on all jobs over $25,000
        4. 24 hours of completion on all emergency service billings
      2. Complete final invoices within 24 hours of project completion
    4. Maintain all sales and production reports
    5. Assure all key dates are details are updated in the Solitaire data base.
    6. Production management responsibilities
    7. Review and approve all project schedules and budgets
    8. Provide expected rough budget to the project superintendent
    9. Review job costing weekly to assure that the jobs are proceeding as expected
    10. Visit job sites as often as necessary to assure that they are proceeding as expected
    11. Meet with the Superintendent and/or Coordinator daily to run down status of each job and assure they are being addressed appropriately. 
    12. Make sure Superintendent is out of the office visiting the jobsites. 
    13. Assure Coordinator is reviewing job costing daily
    14. Make routine calls to customer to assure they are pleased with the job progress and answer any questions. 
      1. Ensure all jobs are completed in a timely manner 
        1. Special attention to completion of the final details for project completion
    15. Maintain file notes for all customer communication and update the Solitaire system as necessary
    16. Review purchase orders and time cards to assure they are correct and within budget constraints
    17. Assist Superintendent with pricing Change Orders
    18. Complete all open items and supplements and turn these into the adjuster in a timely manner
    19. Weekly meeting with the Team to: 
      1. Review all working jobs
      2. Review all pending jobs that will be coming into production within the next two weeks
      3. Assure that all progress payments are made on time. 
      4. Make sure that the Team Coordinator is contacting the customer/adjuster (as each file determines) at least 10 days prior to the next payment due date to assure that all payments have time to be processed.
    20. Fulfill Production Manager responsibilities on some projects
    21. Understand the language, procedures, and documentation requirements for each insurance company and government agency Ream Construction, Inc. works with to meet their specifications on all projects.
    22. Understand legal implications of construction sales and production activities
    23. The ability to speak and motivate individuals and groups is required
    24. Must be able to respond after normal business hours
    25. Prepare estimates as per plans and or specifications when available
    26. Generate and have contracts for work signed prior to any work commencing
    27. Review final project file before turning over to Accounts Receivables for final billing
    28. Conduct all communication with customers, agencies and employees in a professional manner and update communications in Solitaire on a daily basis.
Post Production Responsibilities: 

  1. Contact all customers to assure that they are pleased with their project
  2. Assure that all invoices are prepared and processed quickly
  3. Collect any outstanding payments
  4. Review project profitability
  5. Hold a project debriefing to discuss how the project was handled and what should have been done differently
Supervisory Responsibilities:

  1. Ability to direct and convey authority to all personnel in division including office staff
  2. Administer disciplinary actions when necessary
  3. Foster cooperative relationships within the company
  4. Approve all hiring and firing decisions for their Team
  5. Assure that all performance appraisals are held on schedule
  6. Assure that all labor and safety laws are followed
  7. You are accountable for the performance of the entire production team. Assure they are efficient and effective
  8. Display sound leadership ability, including the ability to motivate others to achieve common divisional goals
Qualifications:

  1. Must adhere to high ethical standards at all times
  2. Must have exceptional organization skills to handle multiple and competing priorities
  3. Must have computer software proficiency including Windows, MS Office, Outlook, Xactimate, Diamond, and Solitaire
  4. Exhibit strong problem solving ability, including the ability to propose and implement innovative sales standards and practices
 

Physical Demands:

  1. Lift in excess of 50 pounds
  2. Bend and reach, including agility to climb ladders and scaffolding
  3. Able to walk up and down stairs with equipment or tools
  4. Successfully complete respiratory exam if needed
  5. Vision correctable to 20/40
 
Requirements: 
  • Valid CA Drivers License
  • Reasonable Driving Record

Compensation: $80,000.00 - $92,000.00 per year
