Assistant to the Community Manager Job Responsibilities are to assist the Community Manager in their duties as listed below:
• Manages a portfolio of communities that includes single family homes, townhomes, and/or condominiums.
• Guides, assists, and recommends courses of action for Board members to conduct business.
• Provides management services in compliance with the terms of the management contract.
• Assists Board and homeowners with problem resolution.
• Provides fiscal management, including, but not limited to, reviewing and approving invoices, reserve study updates, and reviewing completed financial statements for accuracy prior to distributing to the Board each month.
• Preparation of draft budgets.
• Conducts site reviews and provides oversight of related compliance matters.
• Reviews and submits requests for vendor bids and contracted services.
• Attends association meetings, including annual, turnover, and Board meetings.
• Prepares Board packets, agendas, and calendars in preparation for scheduled and unscheduled meetings.
• Communicates in-person, by telephone, or via email to Board members, homeowners, and vendors regarding community business in a timely manner.
• Maintains current knowledge of governing documents, applicable state statutes, and local ordinances that apply to each assigned community.
• Oversees all aspects of the client’s relationship with our Company to ensure success and retention.

The Assistant to the Community Manager Education, Experience, and Licensing Requirements:
• High school diploma, GED, or equivalent
• Bachelor’s degree or equivalent experience preferred
• Experience in the community association management industry
• Solid knowledge of office software such as Microsoft Outlook, Teams, Excel, PowerPoint and Word. Experience with Enumerate Central and Enumerate Engage community management software increases starting pay.

Compensation: $18.00 - $23.00 per hour

Kelly has twenty-five plus years experience managing community homeowner associations. When she approached her first community proposing her new company manage their association, she was accompanied by a Regional Vice President of one of the largest land developers in the U.S. He stood with her and gave his support along with a written recommendation that stated, "Simply put, she is the best community manager I have worked with period." Kelly has earned her CMCA, AMS and PCAM designations.
VICKI GALLAGHER, EXECUTIVE VICE-PRESIDENT
Vicki has twenty-five plus years experience managing community homeowner associations. She previously was the Executive Vice -President of a large national community association management company. Her and Kelly started their careers together and they are now back together as a TEAM that is among the most highly regarded in their field. Vicki's knowledge and work ethic is unmatched! Vicki has earned her AMS and PCAM designations.
BEN WHITE, OWNER AND CONTROLLER
Ben earned his bachelors of science degree with a concentration in accounting from The University of South Carolina. He has extensive experience within the community homeowners association accounting field. That experience includes public accounting and the preparation of audits and reviews for community homeowner associations. Ben is supported by the best accounting staff in the field. This is evident by the audits and reviews prepared by CPAs on behalf of the communities we serve.

MAINTENANCE DEPARTMENT
In 2019 we started Ponderosa Maintenance & Construction, LLC. This enabled us to provide a larger scale of maintenance & construction services in-house. We now control the quality and response times of the services our communities receive. Our Director of Maintenance is Ryan Kelley. He has fifteen years experience in the maintenance & construction field. His experience and his supporting staff enable Ponderosa to offer repairs and maintenance services that many community association management companies are required to seek outside vendors to perform.
